Morgan Park Commons is a new mixed-use development on Chicago’s Far South Side, occupying the long-vacant northwest corner of 115th Street and Halsted—where West Pullman, East Morgan Park, and West Roseland converge. Once home to the Halsted Mall and a former Jewel grocery store, the site has remained underutilized for over a decade, presenting a key opportunity for reinvestment and neighborhood connection.

The project is anchored by its proximity to the historic Major Taylor Trail along its western edge and its integration with the existing commercial corridor on Halsted Street. Future transit improvements, including a planned bus rapid transit station within the community center, will strengthen connectivity to downtown Chicago and the broader region.

Initial enabling work establishes the site framework, extending 114th Street and introducing 114th Place as the primary organizing spine of the development. This new axis structures circulation and sets the stage for future phases.

Phase 1 introduces two residential buildings along Halsted Street, each with 35 units. Designed as architectural counterparts, the buildings share a common language while responding to programmatic needs across their façades. Masonry-clad corners define key intersections and house live/work units, reinforcing the street edge. In contrast, recessed curtainwall volumes accommodate amenity and retail spaces, creating a more transparent and inviting gateway at 114th Place that signals arrival into Morgan Park Commons.
